What is fire compartmentation?

Fire compartmentation is the division of a building into fire-resistant compartments using rated walls, floors, doors and barriers. The aim is to contain a fire to the compartment where it starts, protecting escape routes and limiting damage.

What is a compartmentation survey?

A compartmentation survey inspects walls, floors, ceilings and concealed spaces along compartment lines to identify breaches. Results are typically classified as Type 1 (visual, non-intrusive) through Type 4 (fully intrusive with destructive opening up).

Who is responsible for compartmentation?

Under the Fire Safety Order, the responsible person must ensure fire protection measures — including compartmentation — are suitable and maintained. For higher-risk buildings, the Building Safety Act adds further duties on the accountable person and principal accountable person.

How often should compartmentation be surveyed?

There's no fixed interval, but compartmentation should be reviewed whenever the building is altered, after fire-related incidents, in response to fire risk assessment recommendations, and as part of ongoing Building Safety Case maintenance.

What's the difference between fire stopping and compartmentation?

Compartmentation is the overall division of the building into fire-resistant compartments. Fire stopping is one of the techniques used to maintain compartmentation — specifically, sealing penetrations and joints in compartment walls and floors.
