How often should fire doors be maintained?
The Fire Safety (England) Regulations 2022 require quarterly checks of communal fire doors and annual checks of flat entrance doors in high-rise residential buildings. Other buildings should align to the Regulatory Reform (Fire Safety) Order and the manufacturer's guidance — typically at least annually.
What's the difference between maintenance and inspection?
An inspection is a visual check that records condition and defects. Maintenance includes fixing those defects — adjusting closers, replacing seals, repairing ironmongery — to bring the door back to its certified condition.
Can you respond to emergency damage?
Yes. Reactive call-outs are available within 24 hours on contracted assets, with same-day response in many areas. We carry common closers, ironmongery and seals on the van.
Do you use certified replacement parts?
Always. We only fit components that match the door assembly's test evidence — manufacturer-matched intumescent strips, certified hinges, tested closers and compatible ironmongery.
What records do you provide?
Digital job sheets per door with photos, defects fixed, parts used and any outstanding actions. The asset register is updated after every visit.
Can you take over an existing maintenance contract?
Yes. We typically baseline the existing asset register, identify any inherited defects, then move to your preferred service frequency.
Do you maintain doors you didn't install?
Yes. We maintain fire doors regardless of original installer, provided the assembly can be evidenced as certified.
What happens if a door can't be repaired?
Where a door is beyond certified repair, we'll specify a like-for-like or upgraded replacement assembly and quote it as part of the same visit.
