Fire Door Maintenance Regulations

Fire doors must be maintained in strict accordance with established fire safety regulations. 

The importance of this can't be overstressed; a poorly maintained fire door might fail to perform when needed most, jeopardising both property and lives. 

In the UK, the Regulatory Reform (Fire Safety) Order 2005 sets forth specific standards for fire safety equipment, including fire doors. This regulation mandates that fire doors be subjected to routine maintenance, ensuring they remain in efficient working order and in good repair.

In a bid to enhance the fire safety of residential structures after the Grenfell Tower Fire, The Fire Safety (England) Regulations 2022 introduced stringent requirements effective from 23 January 2023. For buildings in England that rise above 11 metres and are multi-occupied, the "responsible persons" are now obligated to carry out stipulations that go beyond mere inspections.

Regulatory Reform Order 2005 - Fire Doors

The RRO places the responsibility on the "responsible person". This involves assessing fire risks and implementing suitable safety measures, of which fire doors are a crucial component. 
A key aspect of the RRO is ensuring there's a clear and safe means of escape at all times. Fire doors play a crucial role here, as they help contain and delay the spread of fire and smoke, thus protecting escape routes.
The RRO mandates the proper maintenance of equipment and devices meant for fire safety. Fire doors, being passive fire protection measures, fall into this category. They need to be routinely inspected and maintained to ensure they work effectively during a fire.
The RRO requires a thorough fire risk assessment of the premises. This assessment would consider the condition and efficacy of fire doors.
When appointing individuals to carry out fire risk assessments or any related task, the RRO stresses the importance of competence. This also applies to the installation, maintenance, and inspection of fire doors.
The RRO requires certain fire safety information, including details related to fire doors, to be recorded, especially if the organisation has five or more employees.
