Fire Survey FAQs

What is a passive fire protection survey?
A passive fire protection (PFP) survey is an inspection of the built-in fire protection in a building — compartmentation, fire stopping, cavity barriers and fire doors — to identify defects that would let fire and smoke spread further than designed.
What's the difference between Type 1, 2, 3 and 4 surveys?
Type 1 is a non-intrusive walk-around. Type 2 includes some sampled opening up. Type 3 inspects voids and risers more comprehensively. Type 4 is a fully intrusive survey with extensive opening up — typically used after major works or following an incident.
How is a PFP survey different from a fire risk assessment?
A fire risk assessment looks at the building as a whole — alarms, escape routes, management. A passive fire survey goes deeper into the construction itself, opening up where needed to inspect compartmentation and fire stopping that an FRA can't see.
Will the survey disrupt the building?
Type 1 surveys are minimally disruptive. Higher types involve opening up ceilings, panels and risers — we agree access, working hours and reinstatement before we start to keep disruption to a minimum.
What do I get at the end?
A defect-level report with photos, locations, fire ratings affected, recommended remedial works and indicative costs — structured to feed straight into your FRA actions or Building Safety Case.
Do you carry out the remedial works?
Yes — but you don't have to use us. Our surveys are written so any competent contractor can quote against them. Most clients ask us to remediate because we've already mapped the defects.
Are your surveyors qualified?
Yes. Our surveyors are trained and competent in passive fire protection, with experience across all survey types and all common construction methods.
How often should a PFP survey be repeated?
There's no fixed legal interval, but most responsible persons commission a baseline survey, then revisit after major works, change of use, or every 3–5 years as part of ongoing fire safety management.
