The Risks

Open-plan design and compartmentation don't have to fight

Atria and open spaces

Modern open-plan layouts, atria and feature stairs make traditional compartment walls impossible, leaving gaps in the fire strategy.

Lift lobby smoke spread

Smoke can travel quickly through unprotected lift lobbies and openings, threatening escape routes and refuges.

Untested or uncertified systems

Cheap fire curtains without third-party certification can fail under real fire conditions and won't satisfy building control or insurers.
What we do

Fire curtain solutions for every architectural challenge

Vertical fire curtains

Concealed roller curtains that drop on activation to create temporary compartment lines.

Concertina and angled curtains

Custom configurations for non-standard openings and architectural features.

Why It Matters

Compartmentation where walls can't go

Fire curtains let architects, designers and developers achieve open, connected spaces without compromising on fire safety. Concealed in the ceiling until needed, they activate on detection and create the compartment lines the fire strategy depends on.

Fire Curtains FAQs

What is a fire curtain?

A fire curtain is a fabric-based barrier housed in a ceiling cassette that automatically deploys on fire detection to create a temporary compartment line. It's used where solid walls would compromise the architecture, such as in atria, lift lobbies and open-plan spaces.

How is a fire curtain different from a smoke curtain?

Fire curtains are tested for fire resistance and contain both fire and smoke for a defined period. Smoke curtains are designed primarily to channel and contain smoke — for example to feed smoke extract systems — and are not necessarily fire-rated.

What standards apply to fire curtains?

BS 8524 is the key standard for active fire curtain barrier assemblies in the UK, supported by BS EN 1634-1 fire testing and BS 7273-4 for actuation. Approved Document B sets the broader fire safety context.

How often do fire curtains need servicing?

Fire curtains should be serviced and drop-tested at least annually, with documented certification. We provide servicing as part of our planned maintenance offer.

Can fire curtains be retrofitted?

Yes. Fire curtains are often retrofitted into existing buildings to introduce compartmentation where it's missing, particularly in atria, lift lobbies and large open spaces.

Do fire curtains integrate with the fire alarm?

Yes. Fire curtains are wired into the fire alarm system and deploy on activation. We commission and integrate every install to the relevant standards.

Are fire curtains visible day-to-day?

No. Fire curtains are concealed within ceiling cassettes and only become visible when they deploy on activation.

Can you service curtains we didn't install?

Yes. We service and maintain fire curtains across all major manufacturers, providing documented drop tests and certification.

WHAT WE FIND

Fire curtain problems we're called in to fix

Fire curtains only protect the building if they actually deploy on activation. These are the issues we see most often when we're called out to existing installs.
No record of recent drop test
Curtain failing to fully deploy
Damaged fabric or seals
Failed control panels
Missing or expired certification
Curtain not integrated with fire alarm
Wrong rating for the opening
Obstructions in the deployment path
